Described below are the Villas of Bethany Upkeep Guidelines.

Villas of Bethany West Homeowners Association

VILLAS OF BETHANY WEST

OWNER UPKEEP GUIDELINES

With exceptions noted below, maintenance of VBW grounds, is the responsibility of the VBW Owners Association. Owners of Villas are expected to maintain their own condominium in a manner that complements the entire VBW appearance.


GROUNDS UPKEEP

Owners are responsible for maintaining the shrubbery and ground cover immediately adjacent to the front and back decks. Overgrown shrubs, trees too close to the foundation, and unkempt garden areas may be cleared by Council at owners expense to maintain the appearance of the grounds and to protect the buildings. Owners will be notified if such action becomes necessary. Planting recommendations can be obtained by writing the Council.



REPLACEMENT OF EXTERIOR DOORS, WINDOWS AND SCREENS

Replacement is the owners responsibility. Replacement products must be approved by the Council to ensure that the appearance of the Villas remains uniform over time. Requests should be made in writing. The Council will furnish the approved products list. The VBW Association maintains patio shower and shed doors.


STORAGE OF VEHICLES

Short term storage of boats, boat trailers, RVs and campers is prohibited. Long term storage of any vehicle (car, boat, motorcycle, trailer, RV, Etc.) on the grounds of VBW is specifically prohibited. Violators will be notified to move the vehicle and will be responsible for towing and storage charges if the vehicle is not moved immediately.


ALTERATION OF EXTERIOR OF VILLA

Alterations to the exterior of the Villas is specifically prohibited this includes painting of a color not conforming to the color of the VBW units. Alterations such as painting not approved by Council will be changed to conform at the owners expense. Requests must be submitted in writing to the Council before any construction is initiated.


WINTERIZATION IS OWNERS RESPONSIBILITY

Owners are advised that winterization of the Villas is at owners expense. Several homeowners experienced serious water damage as a result of turning off their heat or their electricity. Such damage is not covered by the Associations insurance. In fact, the homeowners individual policy may not cover the damage as well.


AIR CONDITIONERS, ATTIC VENT FANS, SUMP PUMPS, ETC.

This equipment as well as interior plumbing, waterpipes from the house side of the exterior meter, appliances, and basement sump pumps are owner maintained and are not the responsibility of the Association.


RACOONS AND OTHER ANIMALS

Damage by these animals is not the responsibility of the Association. Contact Kellys Maintenance (539-3956) for assistance at owners expense. Raccoons sometimes enter the Villas by damaging the owners attic fan cover. Mothballs in the attic may discourage these creatures.
